Every valuation is prepared by Tom personally, informed by comparable closed sales, active and pending inventory, and off-market transactions that do not appear on the MLS. We factor in the specific architectural, land, and condition attributes of your home — not just a per-square-foot average.

No. A formal appraisal is a regulated product delivered by a licensed appraiser, typically required by a lender. What we provide is a brokerage opinion of value — a market-informed range of what your home would likely achieve in a well-executed sale in the current market. For most seller decisions, a brokerage opinion is the more useful document.

Never. Your responses and contact details are used solely by our team to prepare and send your valuation. We do not sell, trade, or share any information with third parties — full stop.

None. The valuation is complimentary and carries no obligation to list, sell, or speak with us further. We would rather provide a useful document and have you return to us when it's the right time than pressure a conversation today.

Most valuations are delivered within one business day of receiving your information. Complex properties — estate lots, homes with significant off-market comparable activity, or unusual architectural provenance — may take two business days.

Yes. You are not added to a list, a drip campaign, or a newsletter. If you'd like to stay in touch afterward, you can opt in — but the default is that you receive your valuation and nothing else until you reach out.
